Proper attention to detail during construction to eliminate water
from inside the building envelop plus using clean and mold-free
materials, in conjunction with third party documentation and certification
is our recommendation in a nutshell.

Fogging
& Encapsulation: New Construction
In particularly wet geographic areas or during those wet times
of year, many builders take an extra step and have surfaces of
materials that are the targets of mold growth fogged with disinfectant.
This has been shown to have excellent results. In commercial buildings
and in some high end residences some go a step further and encapsulate
any wood in potentially wet areas (around AC, sinks, baths etc.)
with an oil based sealer that includes mold inhibitor. This “encapsulation”
is also quite often used to reduce problems as part of a remediation
protocol in existing buildings with known defects.

Cleaning
Building Materials: New Construction
While we recommend that building materials with any mold growth
be returned to the distributor and not used; however, in real
world situations sometime materials with mold growth does get
installed or materials show some mold growth after installation.
Our consultants are equipped to handle such problems cost effectively
and in a safe manner. Procedures are summarized in our booklet
on Cleaning Water Damaged Building Materials that was developed
by us for a large building supplies distributor for the benefit
of their builder customers.

gas powered back pack sprayer from Solo shown to the right is
an excellent tool for spraying/cleaning high rise buildings where
electric power is not available. Powerful electric foggers and
power washers with portable generators are commonly used for this
purpose in the residential marketplace.

Fogging
& Encapsulation: Post Construction
Fogging internal wall cavities and ceiling plenums/ attic
spaces with disinfectant followed by active dry out can be quite
effective after a water leak to keep mold growth from getting
a start and much, much less costly than replacing the wet materials.
Again we offer an informative application note (Do-it-Yourself
Wall Cavity Dryout). At CMF, many of our clients want to perform
some level of mold/moisture investigations and remediations
in-house to save money. We help with application notes and training.
They call us when they need that bit of extra help for complex
situations or when in-house resources are not available or are
not properly trained or equipped for potentially unsafe jobs
like materials cleaning with concentrated bleach. Please note
that when drywall gets wet it can lose its structural integrity,
at CMF our general contractor consultants are trained to provide
guidance as to when the materials must be removed or can be
